Commonly Asked Questions
When it comes to selling your home, we are sure you will have a ton of questions...and you should! Here are a list of a few of some of the most commonly asked questions.
1) When will my home go on the market? We would like to get your home on the market as soon as possible.
2) How will my home be introduced to other Realtors? Your home will be introduced to other realtors in a few ways. We always hold a "Brokers Open House" the first Friday your home goes on the market in which we always get a great turnout. We advertise the open house through the MLS, street signs, and a massive e-mail blast. One of the greatest attributes of working for a company like RODEO REALTY is that it is a privately owned company. What that means is all 11 locations and over 1,100 agents can communicate with eachother in an instant! The support we get from our fellow agents is fantastic!
3) Where will buyers see my listing, and which multiple listing services/websites will my home be accessible through? Potential buyers will see your listing through various real estate websites. Once we upload your listing into the SoCal MLS, all the other real estate websites load it as will through the IDX system (Zillow, Trulia, Realtor.com...etc). Your home will also be advertised in the Los Angeles Times real estate section every weekend.
4) How will the showings be orchestrated (how and when will buyers get into my home)? How showings will occur will be discussed. We can put a Supra lockbox on your door so other agents and their clients can show your home when you are not home. Or, if you would like one of us, or yourself to be present for showing we would list that in the "private remarks" in the MLS. In my experience having a Supra box is the most efficient way to never miss a showing. The Supra box electronically registers every agent that pops the key out as well so we always know who, and when the property was shown.
5) What approach would you take if my home doesn't sell right away? If the property does not sell right away, the first question to ask is "why"? If we are getting showings, but no offers, it could be the price is too high. If we are not getting any showings, we need to double check our advertising avenues. A simple philosophy we use goes like this:
Increased Exposure = Higher Quality and Increased Number of Leads Increased Number of Quality Leads = Increased Showings
Increased Showings = Higher Probability of Sale
